Thinking of listing your home?A property that has been well marketed is a property that sells!
As part of my listing package, I include a consultation with an accredited Home Stager. To what degree a seller takes this information is up to the individual client.

Home stagers focus not only on making a home as attractive as possible but also unblock the flow of energy throughout the house, and neutralize the space so that potential buyers can visualize themselves living in it. Remove all personal items such as photos. Have drawers and closets half full. Ditto your kitchen cupboards.
At this point it's a good idea for the sellers to remove themselves from emotional attachment to a home, and focus instead on the lovely home that lies ahead!

It is sometimes a good idea to have a home inspection. Check with your realtor. Most realtors split the cost, pending closing. It will highlight repairs needed throughout the house. A lot of repairs, even if minor, can scare off a potential buyer. Just by replacing the knob and tube an old house (cost $8-$12,000) can reap a resale benefit of triple that amount.

With your new home in mind, start packing right away. Maybe rent a storage pod for all the basement stuff, extra items of furniture. All Canadian Self Storage will bring a pod to your door, fill it, take it to storage, and when you are ready, bring it to your new home.
No mess, clutter allowed for the showings. If this is really hard, schedule showings between specific times.

The outward appearance of a home (curb appeal) can have a huge influence on a buyer. Cut the grass, plant annuals, fill planters! Repaint any chipped paint. Invest in new steps. Wash the windows inside and out. Put on a happy face.

Buyers love walking into a home that is spotless, that smells fresh of sunshine and daffodils. . Give additional attention to kitchens: the sides of the stove, underneath the fridge. Even though they can't be seen, they can contribute to an overall musty odour. And bathrooms: keep them spotless. The bedding. Each morning, pull up a clean duvet and cover (folded neatly at the bottom of the bed) over the bedding currently in use. Throw on a few clean pillows and you're ready to go. I had a client who covered all his shabby furniture with clean white sheets, tucking them in in such a way they looked like slipcovers.

Buyers love light: furniture duvet covers, paint, kitchens etc. And in the winter keep the home warm and in the summer cool.
