In 1867, Great Britain enacted the Constitution Act and 3 British colonies were united to form a self-governing dominion named Canada. The colonies were New Brunswick, Nova Scotia and The Province of Canada: this was the southern portion of modern-day Ontario and Quebec.

Here's my newsletter for June 1st to June 15th 2014: The mid-month statistics paint a more encouraging picture in terms of more listings coming on the market: an extra 7.8% when compared to the same period last year.

Sales were also up...by 11.3% so not a balanced market yet. The statistics in the chart below are for the whole of the GTA. The further away from the central core, the better the numbers for buyers.

I've prepared a snapshot of a few different neighbourhoods for better comparison. These are freehold numbers. Let me know if you would like the numbers for other areas, or for condos.

What strikes me is the disparity between the average sold prices and the average asking prices of what is currently available. The new prices are considerably higher. I hear grumbles that agents are driving up prices. Sellers are expecting higher prices given what is read in the news. Bear in mind also, that for the most part, people are buying and selling in the same market. Sellers have considerable overheads with preparing the house, home inspections, realtor consultation fees, legal fees. As buyers they face the Land Transfer Tax, legal fees, moving fees, renovations and updates upon taking possession.
