Closing Costs

Mortgage Loan Insurance:
If you are buying with less than 20% down your lender will request loan insurance. Payable either on closing or added to your mortgage.

Appraisal Fee:
This cost is usually between $250 and $350 and must be paid when you contract for those services.

Deposit:
This is part of your down payment and is paid once your Offer to Purchase is accepted. The cost varies according to area, but it is generally a minimum of 5%.

Down Payment:
20% for a conventional mortgage. As little as 5% with CMHC insurance (see Mortgage Loan Insurance above).

Status Certificate:
This cost applies to condos only, and only if not borne by the seller, $100.

Home Inspection Fee:
Depending on the size of the home and complexity (testing for contaminants) an inspector who is a civil engineer costs approx.
$500.

Land Registration Fees:
This cost is a percentage of the property's purchase price. There is a handy calculator on my website.

Prepaid Property Taxes and Utility Bills:
To reimburse the seller for pre-paid costs such as property taxes.

Property Insurance:
Required by the lender because the home is security for the mortgage. This insurance covers the cost of replacing the structure and contents.

Survey:
The mortgage lender may ask for an up-to-date survey prior to finalizing the mortgage loan. If the Seller does not have one, or does not agree to get one, you will have to pay for it yourself. It can cost $1,000 to $2,000

Legal Fees and Disbursements:
These costs are to be paid on closing and can be in the region of $1,000 (plus GST) Your lawyer will also bill you directly for the costs to check on the legal status of your property.

Title Insurance:
Your lawyer may suggest title insurance to cover loss caused by defects of title to the property: $300-$500.
